If you listen to the harmony being sung on the chorus, the low harmony hits a Bb on the word "down" (to old Maui)
Bb is clearly not part of the F chord. Given that there is no instrumental accompaniment, the only guide to what chord it is will be what the voices are singing. It's a Bb.
Extrapolating from there, because there is only melody for the verses (no harmony) you should play Bb where ever that phrase appears and perhaps also on the second line of each verse where you have F C Dm
